Welcome to mywwv.info

This informational website is intended to benefit fellow homeowners (HOA Members) in the community of Westwood Village (WWV) Townhomes in Houston, Texas, USA. My name is Marlane Kayfes. Like other homeowners, I have been frustrated with the years of poor community management by different Boards of Directors, and the lack of communication and transparency with Members.

I have read and reread the WWV Dedicatory Documents (Bylaws, Rules, etc.), laws of the State of Texas that govern homeowners’ associations (HOAs), and other resources. When Board actions did not seem to align with those legal sources, I alerted my neighbors. Creating and posting flyers became too expensive. When the Board ordered me to stop posting unauthorized flyers, even though they have no authority to do so, and began removing flyers within hours, I decided to create this website. My neighbors can decide how much they wish to interact with the site and whether they wish to enroll for email updates. If there appears to be no interest, I’ll probably take down the site.

With 4 new Board members in August 2025 (some previously were on the board), I hoped this Board will rise to the occasion. Meanwhile, I maintain my vigilance, watching for a consistency of professionalism, communication, transparency in business operations, and actions aligned with Texas laws and the guiding documents of the Texas nonprofit corporation known as

Westwood Village Townhomes Maintenance Association, Inc.

Lawsuit: In April 2025, two homeowners (now, Board members) sued the HOA to reconvene the election from January, which had been adjourned without a quorum or a certified vote. More…

Water Leaks: Thank you to the Board for having repaired two major water pipe breaks along Kendalia! For months two steady streams of water flowed into the sewer and we had to pay for it.

Groups of stakeholder share responsibilities in any HOA: the Board, Officers, Members, Property Manager. Check out this flowchart (link coming soon) that summarizes only some of the responsibilities of those groups. For a complete picture, read the Dedicatory Documents of the HOA and the Texas law that governs HOAs.
